Balcony House Guest House provides an immaculately presented guest house with those little extras that make a stay memorable. There is a warm and friendly atmosphere and a wonderful full English Breakfast. Weither staying on business or for pleasure, your stay is sure to comfortable. They also have free use of a local health spa just a few minutes walk where you can use the gym or have a relax in the sauna/jacuzzi and have a swim. Internet access available. All room have freeview television with a variety of channels. Balcony house is situated on the north side of Kendal on the A6. A short walk takes you to the local Duke of Cumberland serving wonderful bar meals or a 10 minute stroll and you will find Kendal town centre which has much to offer. The town has many bars and rstaurants. Many people think that Kendal is a small towm but are surprised when they arrive on how much it has to offer, and of course, Kendal is the gateway to the Lakes. You may check in ater 3pm unless otherwise arranged. Check out by 10.am. Guests are welcome to drop off bags or leave them on departure day for a later collection. Parking is free and safe directly in front of the property.

Breakfast is included in the cost of your stay at Balcony house and consists of Tea/ Coffee/Herbal or fruit teas, orange juice, cereals, yoghurts and brown or white toast, followed by a large full English breakfast using local produce where possible and free range eggs. Linda McCartney sausage is used as the vegetarian option. Special diets can also be catered for with prior notice.

Rooms Description

There is a choice of 3 bedrooms, all on the 1st floor. Room 1 is our largest room with double bed and sofa. *Brand new ensuite installed 2009* Room 2 is a smaller but sumptuous room with 4 poster double bed and the balcony to sit out on. This room has a large private shower room directly opposite the room. We also provide bathrobes for this room. Room 3 is a flexible room with zip and link beds making a super king size bed or twin bedded. The room is ensuite and looks to the rear. Bathrobes for room 1 and 2 are available on request and all rooms have large cosy bathsheets provided. All rooms have a flat screen television with dvd player. We have a small library of dvd's for you to borrow free of charge. All rooms have alarm clock radio's and hairdryers. Extensive hospitality tray and complementary extras come as standard. We also have a guest lounge with television, magazines and local information. Balcony house is non smoking throughout and we regret that we cannot accept pets.

Specialities

Brian and Mandy are both local people and have a good knowledge of the area. Brian more so than Mandy! He gives great advice on where to walk or drive the scenic routes. Mandy knows where to shop! They hold most of the towns restaurant menu's so you can choose your meal before you go out. Free use of the Riverside hotel pool and spa can be a relaxing treat or use the gym if you have the energy. We can organise flowers or champage for a special treat. Just contact us and we will arrange to have them left in your room.
