Serenely beautiful as this part of south Cumbria may be, it's not entirely detached from reality. Those who might feel the need for a little retail therapy will find the bustling market town of Ulverston is only 30 minutes away by car, with quaint shops and a covered market. Hobkin Ground Farm is just 15 minutes drive from Coniston Water and ideally close to Cumbria's coastline. Everyday provisions can be found nearby in the friendly, charming village of Broughton. Also, within walking distance of the farm is the popular local hostelry, the 'Blacksmiths Arms', where you will find a selection of fine local ales and good food served daily.

Hobkin Ground Farm offers two self catering properties to guests. Swallows' Nest is a luxurious barn conversion and sleeps from 6 to 8 people, graded 4 stars for quality and comfort. Swallows Nest comprises of a large lounge with TV, DVD and video player; well equipped kitchen with cooker, hob, dishwasher, fridge, freezer and microwave; one double bedroom and two further bedrooms with one double and one single bed in each. This property is rated mobility two for wheelchair access. Hobkin Cottage is a 17th Century stone whitewashed cottage with views to the fells. Comprising of sitting/dining room with with exposed beams, log fire and TV, video and DVD; a kitchen fully fitted with cooker, microwave, fridge freezer and dishwasher; and a bedroom with double bed and garden views. These wonderful cottages are the perfect place to relax amongst the Lakeland fells and get away from the hustle and bustle of everyday life.
Specialities
'Hobkin Ground' is a mixed working farm so expect to see cows and calves and if you visit in the spring the lambing season. We regret that either property is unsuitable for pets.

Leave the M6 at junction 36, filter left onto the A590 signposted Kendal and Barrow. Take the next exit left for Barrow (A590); at this exit roundabout go left onto the Barrow road, still the A590 (Sizergh Castle is signposted off right). Follow this stretch of road until a roundabout, continue ahead on the A590 Barrow road. Follow the dual carriageway section up hill. The road becomes single carriageway with bends. The next small roundabout is at Newby Bridge, carry on the A590. After approx. 5 miles, there is a right turn across dual carriageway at Greenodd, signposted Workington on the A5092. Follow this pleasant road passing through Penny Bridge, Beanthwaite and Foxfield. Go through Foxfield and at 'High Cross Inn' turn right and immediately left signed Coniston. At the next T junction left again, you are now on the A593 for Torver. Take the next left for Broughton Mills. Follow the road down the hill. Pass the Blacksmiths Arms on the left. Take the next turn on the right signed Torver and follow the road round for about ½ mile. Welcome to Hobkin Ground Farm.
